I’ve now gone over to Ethernet and turned the Dongle to AP mode (it was STA).
I’ve not done exhaustive tests but the weird IP seem to have gone.
On top of that, the problems I had with the App (and GivTCP) not connecting locally have gone too.

I’ve just seen this thread. I have a Gen 3 hybrid, and I just hard wired it with ethernet and set the dipswitch to ethernet mode.
The inverter should not be issuing IP addresses if connected to an existing network. I’d have to read the documentation as to whether it should be in STA mode or not. Either way, because I only used ethernet at deployment, I never experienced this issue.
Just to add, I am a former certified network professional for enterprise networks. This is well within my wheelhouse and a lot of the advice already provided does stack up, especially for home scale networks.
